How much are HOA dues, and what do they cover?

Dues are $95 per month, billed quarterly. They cover pool and clubhouse operations, trail and common-area maintenance, snow removal on community streets, trash and recycling service, and reserve funding for long-term repairs.

How do I get approval for an exterior change to my home?

Submit an Architectural Review Committee (ARC) request form (available under Documents) before starting any exterior work — paint, roofing, fences, landscaping over 20% of the yard, solar, or additions. The ARC reviews requests within 14 days and most routine requests are approved in one cycle.

When is trash and recycling picked up?

Trash is collected every Tuesday and recycling every other Tuesday. Carts must be off the street by Tuesday evening. During weeks with a Monday holiday, pickup shifts to Wednesday.

What are the pool hours and how do I get a key fob?

The pool is open 8am to 8pm daily from Memorial Day weekend through Labor Day. Each household receives two key fobs; replacements are $15 through the board. Guests are welcome with a resident, up to four per household.

How do I reserve the clubhouse?

Email the board with your preferred date at least two weeks ahead. Reservations require a signed agreement and a $75 refundable deposit. The calendar is posted in the clubhouse lobby and updated monthly.

How do I report a common-area issue, like a broken sprinkler or trail damage?

Email board@quailridgelongmont.org with a photo and the nearest address or trail marker. Urgent water issues can be called in to the management line at (303) 555-0142, which is monitored daily.

Can I rent out my home?

Long-term rentals (30+ days) are permitted with board notification. Short-term rentals under 30 days are not permitted under the covenants, consistent with City of Longmont licensing rules.
