Minutes
Present: Whitfield, Trujillo, Raman, Kowalski, Beauchamp. Quorum met. Fourteen residents attended.
Pool opening recap. Opening weekend went smoothly; the new shade structure came in $1,200 under budget. Two fob readers were replaced under warranty.
Seal-coating contract. The board reviewed three bids and awarded the project to Front Range Asphalt ($48,900) on a 4–1 vote, funded from reserves as planned in the 2024 reserve study. Work scheduled for mid-August; zone schedule to be published in July.
Xeriscape rebate. Approved 5–0: the HOA will match the City of Longmont turf-replacement rebate up to $500 per household through September 30, capped at $10,000 program-wide for 2026.
Open forum. Two residents asked about pickleball court lighting hours; the board reaffirmed the 9pm cutoff. One resident requested a crosswalk review at Quail Ridge Dr and Meadowlark Way; Trujillo will raise it with the city’s traffic engineering group.
